Budgeting

What a commercial mural actually costs

Most mural pricing online is residential. Averages around $2,000, drawn from accent walls in nurseries and living rooms.

That number is real, and it has almost nothing to do with painting a forty-foot wall inside a distribution center that can't stop operating. Here's how commercial work is actually priced, so you can budget before you call anyone.

Starting point

Priced by the square foot, at one of three complexity levels

Hand-painted commercial murals are quoted per square foot of finished wall. What moves the rate is how much of the wall demands close work.

Level one

Flat and graphic

Blocks of solid color, simple shapes, wrap-arounds and backgrounds that frame the detailed work. Fastest per square foot.

Level two

Stylised

Illustrated and designed work with modeling and depth, but built from simplified forms: the faceted approach, graphic landscapes, logo integration.

Level three

Realistic

Full rendering. Landscapes with atmosphere, wildlife, portraiture. Anything where the eye expects depth and gets it. The slowest work and the highest rate.

Most walls are a mix. A 200 sq ft feature wall of dense realistic work costs more than a 400 sq ft wall that's mostly sky. That is why two projects of identical size can quote very differently.

Adjustments

Five things that move the number

Base rateUp to 1.6× base
Base ratePer square foot, at whichever complexity level the wall actually needs
+30% overnightReverse schedule, so your floor keeps running
+15% accessLift or boom work
+15% rushA fixed date to land on

Most walls carry none of these. A wall that needs all three lands at 1.6 times the base rate, and that is the ceiling, not the starting point. Wall preparation and travel sit outside this because neither is a percentage of anything: both are quoted as their own line.

+30%

Overnight or reverse schedule

Painting through the night so your operation keeps running. The largest single adjustment, and for most facilities still cheaper than the alternative.

+15%

Elevated access

Anything needing a scissor lift or boom. Covers equipment, certified operation, and the slower pace of working at height.

+15%

Rush timeline

A grand opening, a leasing launch, an executive visit. Compressed schedules mean longer days and reordered work.

Varies

Wall preparation

Priced to the wall you actually have. A primed, sound surface needs nothing and carries no preparation cost at all. A weathered, deteriorated or rotting substrate gets repaired properly first, and our sister construction company takes that on as a clearly separate subcontracted line. Where a site has no good surface to paint, we can build the standalone wall too, then paint it.

Varies

Travel

Applies outside the Denver metro, and to any project needing overnight accommodation. Quoted as a line item, never buried in the rate.

Surface condition is assessed at the site visit and priced in the proposal, so the number you approve is the number. Sound painted drywall is straightforward. Bare masonry, previously coated metal and anything needing sealing each bring their own preparation and materials.

Inclusions

What the number covers

A quote covers the whole project, not just the painting:

  • Concept development and design
  • Adaptation of the design to your actual wall, its proportions, obstructions and sightlines
  • Custom illustration
  • All materials, including primers and protective coatings
  • Hand-painted installation
  • Project management and scheduling coordination
  • On-site production and full cleanup

One number covers all of it: design, materials and cleanup are in the rate.

Everything is hand-painted in top-line water-based acrylics, applied with brushes, rollers and sponges. That is also what makes painting inside an occupied building straightforward, because there is no aerosol, no overspray and no compressor on your floor.

Questions

Before you ask

How does it compare with printed vinyl?

Vinyl is the cheaper line item and it reads that way on the wall. A hand-painted mural is a capital improvement: drawn for your wall's exact proportions, finished to last years, and unmistakably made rather than ordered.

Do you work around our operations?

Yes, overnight, weekends, reverse schedules, and inside live facilities with full site safety compliance. It's most of what we do.

What do we get before committing?

A written proposal with a concept direction, phased timeline, named paint systems and protective coatings, a per-square-foot breakdown, surface preparation scope, and weather contingency for exterior work.

How long will it take?

Realistic work runs roughly 20 to 35 square feet of finished wall a day, so most mid-size interior walls are one to two weeks on site. The 329 square foot entrance mural at Amazon DEN9 took two weeks of long days.

How long does a mural last?

Interior work holds for around a decade with normal cleaning. Exterior work wants attention closer to the five year mark, and the surface matters as much as the paint: glass moves fastest, sound masonry slowest. Exterior walls get a UV protective coat, and where a wall is reachable we can add an anti-graffiti coat, which is thicker and costs more but lets most tagging and road grime wash straight off.

What does vendor onboarding involve?

The paperwork your procurement and safety teams need before anyone paints: a W-9 so you can set us up as a vendor, our certificate of insurance, your site safety induction, and any badge, escort or contractor protocol the building runs. At Amazon that has included sites still operating under full construction protocols. It moves quickly when it starts early.
